浅议海南旅游房地产价格变化趋势

摘要

改革开放以来，我国的经济得到迅速的成长与发展，人民的生活水平和生活质量都得到了极大的改善和提高。在强调物质生活发展的同时，人们也越来越注重精神文化生活的提高，而旅游业作为人们提高精神文化生活质量的首要选择，也越来越成为我国国民经济发展的有效助推力。海南作为热门旅游胜地的首选，其房地产的市场价格也随着旅游行业的发展变化而变化。在我国房地产经济发展的重要关节，海南旅游房地产价格的变化趋势也越来越受到社会大众和房地产企业的重视。

本文以海南旅游房地产价格的变化为论文的研究对象，从海南旅游房地产的目前的市场发展现状来总结其价格变化发展的特征，与此同时，也从海南旅游房地产的类别与开发模式来对价格的影响进行分析，把握住影响海南旅游房地产价格变化的主要因素，比如人口特征、经济状况和供求关系等方面进行全面深入的分析。在分析海南旅游房地产未来价格变化趋势的情况下对海南旅游房地产的发展从政府、企业和民众三个不同的角度提出改善的对策和措施，使海南旅游业的发展能够突破自身发展的瓶颈和局限，在改善海南旅游房地产发展的同时对我国其他地方旅游房地产的可持续发展也有极大的借鉴意义。

At the same time in the emphasis on the development of material life, people also more and more pay attention to the improvement of spiritual and cultural life, and the tourism industry as a first choice to improve the quality of spiritual and cultural life, more and more become effective boost to national economic development in China. Hainan as a popular tourist destination of choice for, the real estate market prices also changes with the development of the tourism industry. Real estate in our country economy development the important joint, the change trend of Hainan tourism real estate prices are increasingly brought to the attention of the society and the real estate enterprises.
This paper, taking Hainan tourism real estate price changes for the thesis of the research object, from the current market of Hainan tourism real estate development to summarize the developing characteristic of price changes, at the same time, also from the category and development of Hainan tourism real estate model to analyze the influence of price, grasp the main factors influencing the Hainan tourism real estate price changes, such as demographic characteristics, economic conditions and to conduct a comprehensive in-depth analysis of supply and demand, etc. On the analysis of Hainan tourism under the condition of the real estate in the future price trend of the development of Hainan tourism real estate from the government, enterprises and people to three different point of view and puts forward some countermeasures to improve and measures, make the development of tourism in Hainan can breakthrough the bottleneck of their own development and limitations, in improving the development of Hainan tourism real estate and other parts of our country the sustainable development of tourism real estate also has a great significance.
