浅析政府调控对合肥房地产行业的影响
房地产业是国民经济发展的支柱产业,是我国国民经济的重要组成部分。近几年,房地产业的发展一方面带动了建筑、建材、装饰等相关产业的迅速发展,另一方面为城市经济的发展和居民居住水平的提高也做出了巨大的贡献。但近年来,受经济利益的驱动,房地产投资规模过大发展速度过快,市场的自发调节无法保证行业的稳健发展。因此政府的宏观调控对于房地产投资能否健康、持续地发展有着至关重要的保证作用。合肥房地产业经历了快速发展之后,受政府政策干预和人们心理预期的影响,房产价格有所回落。未来,合肥房地产业在政府调控和宏观经济形势下如何实现快速稳健发展,是一个非常值得关注的问题。本文在了解国家房地产政策和宏观经济形势的基础上,通过对合肥房地产业的调查研究,进一步分析城市房地产价格走势与其影响因素的关系,并针对合肥市房地产价格走势合理化提出政策建议。

The real estate industry is a pillar industry of the national economy development, our country is an important part of the national economy. In recent years, the development of real estate industry on the one hand drive the construction, building materials, decoration and related industry rapid development, on the other hand for the development of urban economy and raise the level of the residential have made great contribution. But in recent years, the economic interests of the drive, real estate investment large development too fast and market regulation cannot assure the spontaneous industry and stable development. So the government’s macro control for real estate investment healthy, sustainable development has important role of guarantee. Hefei real estate industry has been developing rapidly, after intervention by government policy and people expected, the effects of the housing highs. In the future, hefei real estate industry in government regulation and macro economic situation, how to realize the fast yet steady development, is a major concern. Based on the understanding the national real estate policy and macro economic situation, and on the basis of hefei real estate industry through the investigation and study, further analysis of the urban real estate price trend and its influence factors of the relationship, and in the light of hefei real estate prices reasonable policy recommendations.
