摘要:近年来,我国房地产业得到了快速发展,促进了我国经济的增长,但是也存在房价上涨过快,不能满足日常居民住房等问题。该论文主要是对长沙市消费主导型住宅市场及投资主导型住宅市场的特点进行比较,了解其购房目的、购房类型、购房时间、接受价位、资金渠道及购房信息来源等问题来分析消费主导型和投资主导型住宅市场的利弊,同时对影响消费主导型和投资主导型住宅市场的因素进行剖析,提出对未来住宅市场风向变化与房地产调控有益的建议及对策,引导长沙市住宅市场健康稳步的发展。

A Comparative Study of Changsha City consumer-oriented and investment-oriented residential market
Abstract:In recent years, China’s real estate industry has been rapid development, and promote China’s economic growth, but there are soaring housing prices can not meet the daily issues such as residential housing. The paper is mainly to understand their purchase purpose, purchase type, the buyers time to accept the price, channels of funding and purchase of information sources to Changsha City consumer-oriented residential market and investment-oriented residential market characteristics analysis of consumer-oriented and investment-led the pros and cons of the residential market, affect the consumer-oriented and investment-oriented residential market factors to analyze the proposed useful suggestions on the future of housing market changes in wind direction and real estate regulation and countermeasures guide Changsha City residential market, the healthy and steady development.
