摘 要
随着我国个人住房贷款逐渐成为主力,商业银行绝对不能松懈警觉,要清楚自己的发展现状,借鉴其他国家经验,努力做到最好。分析中国商业银行个人住房抵押贷款信用风险管理,整理了事前防御和事后风险的解决办法,同时,采取个别业务案例进行分析,对商业银行寻求更有效的工具来防范信贷风险,优化房地产市场和资本市场信用模型具有重要的现实意义。

ABSTRACT
As China’s personal housing mortgage loan absolute main force, commercial Banks should take enough precautions, clearly understand their environment and the development present situation, draw lessons from the experience of other countries.Based on the comprehensive review about personal housing mortgage loan credit risk assessment method on the basis of the research at home and abroad, the study of the theory of the predecessors’ achievements, the comparative analysis of China’s commercial Banks personal housing mortgage loan credit risk factors, the influence of the rich commercial Banks personal housing mortgage loan credit risk theory has important reference value.Analysis of China’s commercial Banks personal housing mortgage loan credit risk management, puts forward the prevention and control of commercial Banks personal housing mortgage loan credit risk countermeasure and the suggestion, at the same time, the commercial bank personal housing loan business case analysis, the commercial Banks to seek a more effective tool to prevent credit risks, optimize the real estate market and the capital market credit model has important practical significance .
