房地产项目成本控制的问题
摘要
本文首先分析了本文对目前中国房地产公司开发项目时在成本控制上存在的一些问题和不合理的现象进行了分析，并在对当前房地产企业的整体发展现状进行深入分析之后，分析了我国房地产企业在成本控制过程中普遍存在的问题，对全面成本控制没有正确的认识，房地产的全过程成本控制观念较弱。接着本文在对房地产企业面临的宏观经济政策和形式进行了简单地解析之后，分析当今房地企业面临的一系列问题，并提出了积极的解决措施，例如，房地产企业要明确房地产企业自身的企业发展战略目标;对房地产的设计方案进行优化选择，有效地控制工程的造价;科学地设计房地产企业的成本控制模型;建设成本管理信息化系统，进行动态成本管控等。

Abstract
This paper first analyzes the specific characteristics of the real estate development of the domestic real estate macro-control policies, and in-depth analysis on the current status in the overall development of real estate enterprises, analysis of China’s real estate enterprises generally exist in the process of cost control problems, for example to do not have a correct understanding of the overall cost control; no a complete set of scientific methods of cost control; for the cost control method is single; the concept of weak cost control of the whole process of real estate. After then in the face of the real estate enterprise’s macro economic policy and the form of a simple analysis, analyzed a series of problems in today’s real estate enterprises, and puts forward some positive measures to solve, for example, the real estate enterprises to clear the real estate enterprise own enterprise development strategic target; optimized design scheme of real estate, effective control of project cost; scientific design of control model of real estate enterprise cost; construction cost management information system, dynamic cost control etc..
