摘要:本文首先对消费主导型住宅市场及投资主导型住宅市场的特点进行理论比较,然后通过对长沙市多年来住宅市场商品成交量数据的深度剖析以及对长沙市消费主导型和投资主导型住宅市场的利弊进行阐述,结合影响两种住宅市场形成的诸多因素,提出适合于长沙市当前及未来住宅市场的类型与住宅市场健康稳步发展的建议及对策。

Abstract:This paper first compares the characteristics of consumer oriented and investment dominant residential market from the aspect of theory. Then based on the deep analysis of residential market commodity trading volume data of Changsha City in recent years and the expatiation of advantages and disadvantages of consumer orientated and investment dominant residential market, also combined with the factors that effect the form of this two kinds of residential market, this paper points out the suitable residential market type for Changsha city in current and future time and puts forward to some practical suggestion and solution which are beneficial to the steady development of residential market.
