随着各个城市房价的持续攀升,国家对此行业发展开始高度关注,尤其是近年来,国家颁布了一系列的法规文件开始对房地产业进行调控,房地产企业面临着前所未有压力,利润空间一再被压缩。房地产企业面临着行业的重新洗牌和优胜劣汰的局面,将有一批不适应市场的企业被淘汰出局。因此房地产企业必须要改变过去粗放型的管理模式向集约型方向转变,向管理要效益,其中成本控制工作作为管理工作中关键环节必须引起企业的高度重视,它是企业能站稳于市场和持续发展的基础。
本文以房地产项目开发过程为线索,对目前房地产开发项目成本管理的现状进行分析,经过收集大量的项目成本管理资料,对房地产开发项目成本构成要素进行分析、研究,对成本管理的关键环节进行剖析。房地产项目的成本管理包括了从土地竞买、决策、设计、招投标、建设施工等过程成本管理。
