摘 要
近几年来,随着我国经济的不断发展,房价也不断飙升。房地产市场,原本应该是基于人们购买需求而存在和发展的一个载体,而人们的购买能力显然不可能永远达不到满足,所以房地产市场注定不可能永远火爆。近来一段时间,由于投机者对房地产的大量介入,以及客观存在的消费者购买需求也在增加,所以导致了房价的一路高歌猛进。这些不正常的市场表象,引发了国家的通货膨胀,导致了泡沫经济的形成,房地产泡沫是经济发展中的隐患,房地产泡沫的破裂将引发系统性的金融危机和经济危机,使经济发展遭受严重挫折,这就使预防和控制房地产泡沫变得极度重要。本文从房地产市场发展现状出发,分析目前房地产泡沫的形成机制,并结合相关资料,提出应对房地产的防控策略。希望为相关部门纠正房地产市场的错误发展方向提供一些有益的参考。
