改革开放后,我国经济发展迈向了一个新时代,城镇化建设进程逐渐深入,人们生活水平也迈上了一个新台阶。随着居民收入的提高,居民对于住房需求变得愈发强烈,强大的需求使的我国房价一路上涨,房地长行业迎来了发展的春天。而为我省房产行业做出巨大贡献的房地产公司有很多,其中,贡献较为突出的是盛恒基地产。在很长一段时期内,盛恒基地产是我省房地长行业的龙头企业,其为我省房地产事业的发展做出了卓越贡献。虽然说盛恒基地产发展状况良好,但是这并不能够说明其自身不存在问题,我们应该用发展的眼光来看待问题,实际上盛恒基集团内部面临着严峻的财政问题,而盛恒基集团财政事务的改革也刻不容缓。从长远角度来看,人们对于住房需求不会一直高涨,而是会逐渐下降,而盛恒基集团对于房地产建设投入的成本却十分高,建造的房产规模较大,但目前的未售房屋数量却居高不小,这一系列问题迫使盛恒基集团承受着巨大的银行贷款压力。从目前状况来看,盛恒基集团从房屋建设到后续完全售出这段过程需要经历很长时间,其投入资金的收回也就需要很长一段时间。另外,盛恒基集团对于投入资金所做的保障工作不够全面,这又使得其面临的财政问题更加严重。面对如此严峻形势,盛恒基集团必须大刀阔斧的改革财政事务方面的工作,监督、整改治理两手抓,充分利用现有资源和相关有效措施减小其所所可能面临的财政危机。本论文从盛恒基集团财政现状出发,对其当前存在的诸多问题展开分析和总结,并结合专业知识,提出相应的改善对策。本论文将现有的国际资料以及财务管理知识为理论依据,全面分析了盛恒基集团的财务状况,并从中分析财务危机产生的根本原因,综合考虑各方影响因素,提出科学的改善建议,促进盛恒基集团能够健康持续的发展下去。
